📍 Down Payment Rules

Under $500K: 5% min. $500K–$999K: 5% on first $500K + 10% on remainder. $1M+: 20% min (no CMHC). Investment property: 20% min regardless of price.

⚠ The Stress Test

You must qualify at the higher of your contract rate + 2%, or 5.25%. Currently ~7.19% for most buyers. Investment properties face the same test.
